Existing Industrial Areas & Business Parks

Spokane Valley Northeast Industrial Area

The northeast industrial area in the City of Spokane Valley has several parcels of shovel-ready industrial property primed for development. The area is served by water, sewer and other utilities, thanks in part to a multi-year collaboration between the City, Spokane County, utility providers and private landowners to develop the area.

This industrial area development is ideally situated among some of the nation’s largest distribution, manufacturing and logistics companies. 

The area is also supported by a robust transportation network with nearby, easy access to Highway 290 and Interstate 90. The acreage is adjacent to both BNSF Railway and Union Pacific railroad mainlines and includes a Union Pacific spur.

The City completed the environmental analysis for all 500 acres in the industrial area in March 2019. As a result, commercial or industrial projects that qualify are not subject to additional review under the State Environmental Policy Act. Interested to see if your project might qualify? Here are some significant developments in the Northeast Industrial Area:

  • Amazon operates a fulfillment distribution center in the area. The 1.3 million-square-foot center opened in fall 2021 and will employ over 1,000 workers at full capacity.

  • Mercer Mass Timber operates a 250,000-square-foot cross-laminated timber manufacturing plant in the industrial area. The facility was constructed in 2018 by Katerra. Mercer acquired the factory in August 2021.

  • Krueger Sheet Metals is a northwest family-owned business that has installed architectural, sheet metal, roofing and metal siding in the Pacific Northwest for more than 60 years. They operate a state-of-the-art sheet metal manufacturing shop specializing in custom fabrications for commercial, residential and artistic products. Products range from rust-free laboratory equipment to custom stainless signage. They utilize metals currently available in today’s market and provide quality, locally manufactured goods, such as kitchen equipment, door frames, metal staircases, custom signage, laboratory clean rooms and equipment and custom stainless fabrication.

  • Barker Logistics Center is adjacent to the Spokane Business and Industrial Park at Barker Road and Garland Ave. Located on 40 acres, Building A was completed in 2023. Development plans call for four similar buildings on the site. Each building is designed to LEED Certified specs. Building 1, the flagship building, has 131,000+ square feet of floor area, with concrete sandwich panels, constructed bays, 36’ clear height (the highest in the region), 60’ x 50’ column spacing, cross-dock design, ample available power, 150’ + truck courts, trailer storage and build-to-suit options up to 350,000 square feet. With high storefronts at each of the eight possible tenant entrances, a 2-story office space is possible.

  • Migrant Glass is a family-owned auto glass wholesaler focused on providing an extensive inventory for customers. The company stocks both OEM and generic brands from more than 30 factories around the world in an effort to provide customers with the broadest choice of high-quality glass in the industry, focused solely on being an auto glass distributor. The Spokane Valley location is a 105,600 square-foot regional distribution warehouse located on seven acres of land in the northeast industrial area.

  • Old Dominion Freight Line provides custom shipping freight solutions to customers. They offer a national Less-than-Truckload (LTL) with more than 250 service centers across North America. They also offer a variety of time-sensitive delivery services, such as expedited air freight, on-demand deliveries, and guaranteed delivery windows. Their Global Freight service helps freight shoppers access points across North America, including Canada, Mexico, Alaska, Hawaii, Puerto Rico and the Virgin Islands. Services include international air, full container loads, and international container shipping.

  • Spokane Metals fabrication facility in the northeast industrial area has a team of structural steel fabricators who specialize in precision structural steel and structural steel framing fabrication. The 22,588-square-foot facility includes office space and a state-of the-art fabrication shop area.

"The Park" Spokane Business & Industrial Park

The Park is a full-service business and industrial park of 625 acres that is a combination of light and heavy industrial located in Spokane Valley. It is one of the largest in the country, with about 5 million square feet and leasable spaces ranging from 1,200 to 120,000 square feet.

Owned and managed by Crown West Realty, The Park is one of the region's largest employment centers with more than 70 buildings ranging in size, over 120 resident companies employing in excess of 4,500 people. It offers solutions from existing buildings to build-to-suit facilities and improved parcels. Grade-level and dock-high warehouses, rail service by both Union Pacific and Burlington Northern Sante Fe, clear height up to 37 feet, fenced storage areas and redundant fiber optics are just a few of the available amenities. This facility offers on-site management and maintenance staff ready to assist resident companies. Major tenants include Inland Empire Distribution Systems, Spokane Industries, Fastenal Inc. and Spokane Packaging. 

Newer buildings added since 2020 in The Park are 120,000-square-foot, and feature concrete-tilt, 36-foot clear heights, cross-dock capacity, 135-foot truck courts and built to LEED standards. 

Central Business Park

With more than 500,000 square feet of floor space, Central Business Park has a mix of available floor space, build-to-suit opportunities, and open yard space. Ideal for manufacturing, shipping and distribution businesses, this property offers 26 acres for future expansion and is one of the largest buildings in eastern Washington. The site is easily accessible by railway and ground transport from two Interstate 90 exits. This means convenient freeway access, visibility for commuters and a short commute for employees. 

Montgomery Business Park

This 6.86-acre business park is located at 9922 E. Montgomery. The business park offers industrial, warehouse and office lease spaces available within the business park, ranging in size. Selkirk Industrial Park

The Selkirk Industrial Park complex offers industrial, self-storage and multi-tenant space available for lease between 30,000 and 67,500 square feet. The 21.46-acre park site offers tenants 32’ ceiling clearance height, dock and grade-level loading, office BTS, ESFR sprinklers and on-site property management. Yardley Business & Industrial Area

The Yardley Township in Spokane Valley is home to the BNSF Spokane Intermodal Facility. Additionally, the township houses a variety of industries, such as Boise Cascade, Berg Manufacturing, Alliance Machine Systems International, Grainger Industrial Supply, SCAFCO Grain Systems Col., and more. There is plentiful shopping at big box stores and the Interstate Fairgrounds are located in the area. The fairgrounds host a variety of events all year long, such as the Interstate Fair in September, holiday events, auto shows, arts and crafts shows, and flat track racing.

Lake Business Park
